I see it all the time. Homeowners dump thousands into upgrades, thinking they’ll get every penny back, only to find out the market doesn’t agree. New Roof doesn’t equal 20K in a buyers eyes. Is it just called maintenance or does that mean no sale because the buyer can't get insurance?
They spend $20K on a bathroom reno that buyers still want to gut.
They put in new LVP when we could have just resurfaced the scuffy hardwood floors.
Or worse… they blow the budget on updates (recommended by a contractor with no vision) that buyers could care less about and they don’t even move the needle on value.
